Service overview

Clearwise Reports reviews the available condominium documents supplied with your order and organizes the important information into two clear, professionally formatted reports.

Every completed order includes a concise 10-page Buyer Summary and an in-depth 20-page Detailed Review, based on the records provided.

The service is primarily designed for condominium buyers who want help understanding the available records before making a purchase decision or removing document-review conditions.

Clearwise Reports uses a human-led review process. Technology may be used to assist with organization, comparison and quality control, but both final reports are reviewed before delivery.

Documents

Submit the complete condominium-document package available to you. This may include:

  • Reserve fund studies
  • Financial statements
  • Operating budgets
  • Board and AGM meeting minutes
  • Bylaws and rules
  • Insurance certificates
  • Condo plans and unit factors
  • Management or legal correspondence
  • Special-assessment information

Complete the online order form and upload the available documents through the secure submission area.

Sending the complete package together helps reduce delays and allows the documents to be reviewed in context.

The reports can only address the records provided. Missing, incomplete or outdated documents may be identified as a limitation or concern in the reports.

Additional documents may be requested when necessary, which may affect the delivery time.

Contact Clearwise Reports as soon as possible if additional records become available. Documents received after the review has started may delay delivery or require additional review.

Your reports

Every completed order includes two PDF reports:

  • 10-page Buyer Summary: Clearwise score, overall risk, financial and reserve-fund snapshots, special-assessment or shortfall outlook, priority concerns and recommended follow-ups.
  • 20-page Detailed Review: section-by-section positive findings, concerns, document limitations, explanations of why each item matters and questions or records worth pursuing.

The exact findings and level of detail depend on the records supplied with the order.

Your completed Buyer Summary and Detailed Review will be delivered electronically as two professionally formatted PDF files using the contact information provided with your order.

You may contact Clearwise Reports with questions about the wording or location of information in either report. Questions requiring legal, engineering, accounting, insurance or investment advice should be directed to the appropriate professional.

Turnaround and timing

Turnaround depends on the service level selected at checkout. The current delivery options and estimated timeframes are shown on the Pricing and Order pages.

The turnaround period generally begins once payment has been completed and the required document package has been received in a usable form.

Missing documents, unreadable files or additional submissions may delay the review.

Expedited options may be available and are listed on the Pricing and Order pages. Availability may depend on current volume and the size or condition of the document package.

No. The reports provide information and observations from the available documents. The final purchase decision remains with the buyer.

No. Clearwise Reports does not provide legal, engineering, accounting, appraisal, insurance or investment advice.

Buyers should consult the appropriate licensed professional when a matter requires specialized advice.

No. Future board decisions, repair needs, insurance losses, construction costs and other events cannot be guaranteed.

The reports identify information and warning signs contained in the records available at the time of review.

No. The review relies on the documents and information supplied. Clearwise Reports does not independently audit or verify all figures, statements, professional opinions or representations contained in those records.
