Why Clearwise Exists

Condo buyers receive a lot of information—and not much time to make sense of it.

Financial statements, reserve fund studies, meeting minutes, bylaws, insurance documents and other records can quickly add up to hundreds of pages.

Clearwise was built to make that information easier to work through by organizing the important findings into a consistent, plain-language review buyers can actually use.

In Alberta, that means reviewing the condominium records supplied for the purchase. In Ontario, the review is built around the Status Certificate package and its supporting financial, reserve-fund, insurance and governing-document information.

Meet the Founder

Why I started Clearwise.

Clearwise Reports started after my own experience buying a condo. I did not try to work through the documents alone—I paid for a professional condo document review and expected the important risks to be clearly identified and explained.

Although I received a completed review, several issues that later caused significant financial consequences were not highlighted clearly enough for me to understand their true importance before moving forward. I completed the purchase, and the financial impact that followed was substantial.

I created Clearwise Reports to provide a more affordable service built around a higher standard of clarity, depth and quality control. Our reports are designed to bring material concerns forward, explain why they matter, identify missing or inconsistent information and provide practical follow-up questions before a buyer removes conditions.
